  • Name4. Before development is constructed above D.P.C level,, following details to be submitted to and approved in writing by LPA and approved scheme to be implemented in full:- (i) soft landscaping (ii) proposed plant species and boundary treatment (iii) hardstanding materials for the paths, private drive and parking areas (iv) implementation programme and all planting, seeding/ turfing in approved scheme of landscaping to be carried out in 1st planting & seeding season following occupation of buildings or completion of development, whichever is the sooner. Any trees/ plants which within 5 years from completion of development die/ removed/ seriously damaged or diseased to be replaced in next planting season with others of similar size & species. 7. If any vehicular access gates/ barriers/ bollards/ chains/ obstructions are to be erected across shared private drive, they are to be set back min 5 metres behind highway boundary and hung not to open outwards. 8. Notwithstanding submitted plans, no walls or fences shall be erected or planting allowed to grow exceeding 0.6 metres above level of adjacent carriageway, within area between proposed dwellings on plots 3, 4, 5, 8 and 9, and adjacent public highway. 9. Proposed car parking facilities within site (as shown on plan No 103 Rev A), to be provided, and made available for use before any dwelling is occupied and after be permanently maintained free of any obstruction that would stop parking. 10. Other than door & window openings shown on approved plans, no new window or door openings to be installed at 1st floor level within front elevation (facing on to Albert Street) of Plots 3, 4, 5, 8 & 9.
